Some of the suburbs that have seen increases to stock levels based on APM’s auction sales list include Brighton-Le-Sands, Randwick, Greenacre, Roselands, Strathfield, Marrickville and Mosman.

Most of these suburbs have been popular all year and the increase suggests that vendors are relying on high prices already achieved in these areas, with the hope that there's still more room for growth.

For example, Marrickville’s prices have been simmering all year and yet, still haven’t hit the $1m median sales mark, according to RP Data’s figures. Interest in the area has been surging for some time, however, with the addition of local light rail and booming cafĂ© culture among the many attributes attracting prospective buyers.

One of the challenges for Marrickville sellers could be that the suburb's houses and lots are generally small compared to other popular Sydney areas. Some homes are also older terraces and Californian bungalows in need of updating.
